Cheap Rural Houses in Korea: Real Prices and Costs (2026)
By the RuralRoof Editorial Team · Last updated 2026-10-19 · 7 official sources
A cheap rural house in Korea is real, but rare. In official sales records for three rural counties, 12 of 477 house sales from October 2025 to September 2026 closed at ₩10 million or less [1].
This guide reads those records for Hongcheon, Uiseong and Jinan. It shows where the cheapest houses sit, what they have in common, and the tax and repair costs to add before you call one a bargain.
- Across Hongcheon, Uiseong and Jinan, 12 of 477 detached-house sales closed at ₩10 million or less, and 75 at ₩30 million or less (contracts Oct 2025–Sep 2026) [1].
- All 12 of the ₩10 million sales were direct deals with no broker, and 9 of them show no building year in the data [1].
- A ₩10 million house recorded as a house pays 1% acquisition tax; real estate not recorded as a house can fall under the 4% rate [3].
- Water, septic and roof work are separate legal processes with their own permits or reports, so budget them before the deposit [5] [6] [7].
How cheap are rural houses in Korea, really?
Cheaper than in cities, but rarely ₩10 million. In three rural counties, median detached-house prices ran from about ₩49 million to ₩132 million in the year to September 2026 [1].
The figures come from the Ministry of Land's sales disclosure system (실거래가 공개시스템). Sellers and buyers must report a sale within 30 days of the contract, so the data covers reported deals, not asking prices [1] [2].
| County | Sales | Median price | ₩10m or less | ₩30m or less |
|---|---|---|---|---|
| Hongcheon-gun (Gangwon) | 235 | ₩132.2m | 1 | 5 |
| Uiseong-gun (Gyeongbuk) | 156 | ₩51.0m | 9 | 47 |
| Jinan-gun (Jeonbuk) | 86 | ₩49.2m | 2 | 23 |
| Three counties | 477 | — | 12 | 75 |
RuralRoof counted these rows from the ministry's CSV download on 19 October 2026. The ministry warns that its records are for reference, so treat them as counts, not official statistics.

Where do the ₩10 million houses actually show up?
Mostly in Uiseong. Nine of the 12 sales at ₩10 million or less were there, two in Jinan and one in Hongcheon [1].
In practice, a county's median price says more than any single listing. Hongcheon's median sits near ₩132 million, so a ₩10 million house there is an outlier. In Uiseong, 47 of 156 sales closed at ₩30 million or less [1].
The cheapest sales spread across many villages rather than one area. For example, the 9 Uiseong sales came from 9 different villages (리) across the county [1].
Why are the cheapest houses cheap?
They are smaller, sit on smaller plots, and more often lack a recorded building year. The data shows the pattern; it does not show the reason for each sale [1].
| Field in the data | ₩30m or less (75) | Above ₩30m (402) |
|---|---|---|
| Median floor area | 70.1 m² | 92.1 m² |
| Median land area | 307 m² | 474.5 m² |
| No building year shown | 28 (37%) | 43 (11%) |
| Direct deal, no broker | 66 (88%) | 236 (59%) |
A blank building year is a prompt, not a verdict. It can mean an old house with an incomplete record, so check the building register (건축물대장) before you trust the house on the plot.
Road access also stands out. Eleven of the 12 sales at ₩10 million or less face a road narrower than 8 m, according to the road field in the data [1].
What does a direct sale without a broker leave out?
The broker's legal duty to explain the property. A licensed agent must check and explain its condition, rights and legal limits, and show the supporting records (Licensed Real Estate Agents Act Art. 25) [4].
In a direct deal (직거래), nobody owes you that explanation. You pull the registry, building register and land-use plan yourself and read them before paying.
The reporting duty still applies. Both parties must report the actual price to the county within 30 days of the contract (Real Estate Transaction Report Act Art. 3) [2].
What tax do you pay on a ₩10 million house?
Usually about ₩110,000, if the property is recorded as a house. The Local Tax Act sets 1% acquisition tax on houses bought for ₩600 million or less (Art. 11(1)8) [3].
The 1% rate needs the building to be recorded as a house on the building register, use approval or registry. However, a house that needed no permit or report under the Building Act before amendment No. 7696 counts as recorded (Art. 11(1)8) [3].
Other real estate bought for value, other than farmland, falls under the 4% rate (Art. 11(1)7) [3]. Local education tax is added on top (Art. 151) [3].
| Line | Recorded as a house | Not recorded as a house (non-farmland) |
|---|---|---|
| Acquisition tax | 1% = ₩100,000 | 4% = ₩400,000 |
| Local education tax | 0.1% = ₩10,000 | 0.4% = ₩40,000 |
| Total | ₩110,000 | ₩440,000 |
Purchases of ₩500,000 or less pay no acquisition tax (Art. 17) [3]. Owning another home can change the rate; see the rural second home tax guide.
What other costs can break a cheap-house budget?
Registration, water, sewage and the roof. Each is a separate process with its own rules, and none shows up in the sale price [5] [6] [7].
- Registration: a house with no registry entry must be registered before you own it on paper; see the unregistered building guide.
- Water: a pumped well needs a county permit; a household well with no pump is exempt (Groundwater Act Art. 7) [5].
- Sewage: whoever installs a building that discharges sewage must install a private treatment facility, with exceptions in the Act (Sewerage Act Art. 34) [6].
- Roof: asbestos slate removal projects are run by local governments, which set contract prices through bidding (Ministry of Environment, 2024) [7].
Ask the seller for the well permit and the septic installation record. If either is missing, price drilling or installation into your offer.
How do you check a cheap rural house before paying?
Compare the price with the county's own sales, then check the records the data flagged. The process takes one online session and one call to the county office.
- Pull your county's sales from the MOLIT system and note where the asking price sits [1].
- Get the building register: is the house recorded as a house, with a building year [3]?
- Get the land and building registry for both parcels.
- Ask the county about the well, septic system and any slate roof support [5] [6] [7].
- For a direct deal, have a judicial scrivener (법무사) check the papers before the deposit [4].
Price is one of eight checks in the rural house checklist. To compare real houses, browse rural listings or look up an address with address search.
Frequently Asked Questions
Can you buy a house in rural Korea for ₩10 million?
Sometimes. In Hongcheon, Uiseong and Jinan, 12 of 477 detached-house sales from October 2025 to September 2026 closed at ₩10 million or less [1].
Where can I see official rural house prices?
In MOLIT's 실거래가 공개시스템 (rt.molit.go.kr). Its data download lists every reported sale by county and village, by contract date [1].
Are the MOLIT figures official statistics?
No. The ministry says the system's information has no legal effect and is for reference; official statistics are compiled by report date [1].
How long do I have to report a house purchase?

What is the acquisition tax on a cheap rural house?
